House Purchase Tax Discount Rules of IDR 5 Billion, Read It to Understand! News – 8 hours ago


Jakarta, CNBC Indonesia – Minister of Finance Sri Mulyani Indrawati has issued regulations for providing incentives in the form of value added tax borne by the government or VAT DTP. Especially for property purchases with prices under IDR 5 billion.

These regulations are contained in Minister of Finance Regulation (PMK) Number 120 of 2023 concerning VAT on the Delivery of Landed Houses and Flats Borne by the Government for the 2023 Fiscal Year.

He has signed PMK 120/2023 and is in effect from 21 November 2023. However, VAT on house purchases will not be collected from the period 1 November 2023 to 31 December 2024.


Head of the Fiscal Policy Agency (BKF) of the Ministry of Finance, Febrio Nathan Kacaribu, explained that this PMK is part of the government’s policy to encourage the property business and community home ownership. Specifically for the DTP VAT policy, it applies to houses priced under IDR 5 billion.

“But the DTP VAT covered by the government is up to IDR 2 billion, and this is a program for 14 months. For 2023 the DTP VAT is 100% for up to IDR 2 billion, starting from November to December,” emphasized Febrio when online press conference, quoted on Sunday (26/11/2023).

Febrio explained that this PMK is part of the government’s policy to encourage the property business and community home ownership. Specifically for the DTP VAT policy, it applies to houses priced under IDR 5 billion.

“But the DTP VAT covered by the government is up to IDR 2 billion, and this is a program for 14 months. For 2023 the DTP VAT is 100% for up to IDR 2 billion, starting from November to December,” stressed Febrio.

The 100% DTP VAT provision is valid until June 2024. However, after June 2024, or to be precise from July 2024 to December 2024, the amount of DTP VAT will only be 50%.

However, Febrio emphasized that the government also provides housing support for low-income people (MBR) in the form of administration fees for 14 months with a value of IDR 4 million per house for the same period.

“For this, PUPR Ministerial Regulation Number 11 of 2023 has also been promulgated, this is also already underway,” said Febrio.

Apart from this policy, Febrio reminded that the government also provides assistance related to property or houses for the poor, in the form of increasing the target for integrated prosperous housing assistance of 1,800 houses from November to December worth IDR 20 million per house.

“This is a very specific program for MBR and there are many in rural areas, and this program is implemented by the Ministry of Social Affairs,” said Febrio.
